rotten corner of the house gets more work!

temparary roof supports in the rotten corner

new roof old ceiling joists

THE rotten corner.
unfortunately, the water damage in this corner was so bad, we had to basically rebuild it. (think back to the picture of the ceiling where it caved in). we also have some rotten subflooring and are going to have to re-suport the floor joist. boo.....
underneath the house. the building of the rotten beam.

roof-run!

mid-day progress

shingles are removed and the felt too. this is what we found.
a little of the wood is rotten.but the support beams are 2 x 4 and 2 x 5 s, spanning 15 feet in some places. there are old knots in the wood that are as big as 4" or more that have simply popped out over time. there are a lot of broken pieces.  yep, these babies are going to need a little help. it is amazing this roof has lasted for 91 years. we were prepared for all of this and are as okay as we can be with it.  all of the old wood is coming off and we are going to salvage it for cool projects, some, possibly even in the interior.

hole in the sky

we already know we have to replace the roof.
until now, we have not had access to the attic. here is our home made attic access.

nick cutting through the ceiling:
inside the attic:

its hard to tell just how much damage has been done to this leaky roof. but we feared it would be much worse than these pictures seem to indicate. during the initial inspections, nick got on the roof. the roof was pretty sketchy in some spots. whole areas of it it were loose and moved! and look! we even have insulation! we are working with a truly amazing local green builder jim demos of demos builders to rehab this roof. we just got news that we have obtained the permit to start roof de and re construction. whew-hoo!

band aid

today we are headed back up to the mountains to continue demolition on the house.  (so far the pics are playing catch up from our last trip). this trip will be a long one, i am sure we'll have lots to report!
for now, more catch up (not to be confused with ketchup):
more uncovering the band aids.
 lurking behind the paneling....

and now a fun project!

unfortunately, i forgot to take a before picture of the window with the awning.
oh well. now, we can see the sky! yay!

the picture below is my favorite! this the new and improved view out of our window.
that tall building that you can see (just to the right of the lock on the window) is downtown, across from the grove arcade. even cooler?
thats where my (trista) grandfather lived!
stay tuned! more adventures soon!

demolition: the uncovering begins...

of course, i have shown you all the lovely parts of buying a house. but this house is still a major renovation!  immediately, we are having the roof replaced. due to years of a leaky roof, we knew the ceiling and walls had damaged plaster.
aahhhhh yes. it wouldn't pretty forever. we knew what was hiding behind those drop ceiling and paneled walls would be a big ugly mess. here's your chance to see what we are finding! i mean if there wasn't any drama, why would you read this right? ( i have a feeling that you might here that statement a lot in the future!)
today:

going to town
nick running from the falling ceiling. haha. i made that part up.
i was really just trying to take a picture of the ceiling once it was down.

all in all it doesn't seem tooooooooo bad. we removed the drop ceiling completely. and then removed the many pieces of wiring that hung the ceiling.  we also removed all the the light fixtures. some will i will go ahead and say- spoiler alert - so far, this room is definately the worst. which, is bad, but not as bad as it could've been. we're feeling pretty good about it.  in fact, we thought it was actually kind of fun!

next post: the celing in the den and the foyer.
